the ultra-luxury resort will offer a premium hospitality experience tailored to international heritage tourism
standards.

Situated on a historic land area of 10,733.75 square meters, this major redevelopment asset is owned entirely
by EGOTH. The new landmark structure comprises 9 functional floors (3 basement levels, ground floor,
mezzanine, 1st, 2nd, 3rd, and 4th floors) with a maximum vertical height of approximately 26 meters from
ground level, safely replicating and preserving the original architectural facade line.

Jet Sokhna Hotel

The targeted strategic objective of this corporate capital project is the comprehensive renovation, deep
overhaul, and modernization of the entire property. The scope covers all 61 guest keys, public areas,
mechanical-electrical networks, commercial machinery, and advanced facility control systems, as well as a full
core infrastructure and leisure pool upgrade.

Project Inventory & Facilities:

Nefertari Hotel

A total asset refurbishment and full structural turnaround has been successfully completed for this property, which sits on an expansive land plot of approximately 29,000 square meters in Abu Simbel. The strategic development plan enables a fully integrated high-end resort ecosystem, boosting the hotel’s long-term rating
to a premium 4-star tier.

The recently finalized modernization campaign touched all core civil infrastructure, life-safety protection systems, electromechanical frameworks, interior layouts, and structural finishes.

Detailed Scope of Execution & Current Facilities:

Dahab Hotel Extension

EGOTH owns an undeveloped land parcel measuring approximately 12,000 square meters immediately adjacent to the existing Retaj Konaye Dahab Hotel. This corporate capital project serves as a strategic extension of the primary resort asset, specifically designed to capture new high-yielding demographics and varied age groups through modern architectural programming.

Technical Project Layout & Allocations:

Cosmopolitan Residential Building (Vacation Apartments)

EGOTH owns the prime residential building adjacent to the historic Cosmopolitan Hotel. Architectural and engineering consultancies are currently finalizing the detailed design packages to structurally alter and reprogram the building into upscale “Vacation Apartments,” fully compliant with the regulatory guidelines issued by the Ministry of Tourism.
The project targets a full structural turnaround encompassing foundational treatments, electromechanical overhauls, advanced system additions, and interior fit-outs. This will lift the asset’s operational efficiency and match the strict specifications for serviced luxury holiday apartments, covering all guest suites, bathrooms, common corridors, and public reception zones.
